Putra Place, as it was previously known, was a unique 3-in-1 mixed development comprising The Mall, a 8-storey shopping complex, plus a 25-storey Legend Hotel & Service Apartments and the Putra Place office tower which covered the tenth to the 33rd floor.

The freehold property had a retail space of 193,621 sq ft and as many as 1,323 parking bays over 3 basement levels. It is strategically located on Jalan Putra opposite the Putra World Trade Centre and Seri Pacific Hotel, previously Pan Pacific Hotel.

The Mall was launched on 12 June 1987 by then Prime Minister, Tun Dr Mahathir, who personally buried a time capsule that will be unearthed after a century, in 2087. The capsule contains a message written by Mahathir and is addressed to the citizens of the future.

The shopping complex once had Malaysia’s first Yaohan Departmental Store which operated from the mall’s opening in 1987 until 1997. Most Kuala Lumpur residents would have remembered the iconic Yaohan store was a major gathering point for city residents and foreign visitors to KL.

The then Commerce International Merchant Bankers Bhd (CIMB) put the property up for auction in April 2008 to recover loans given to the property owner, Metroplex Holdings Sdn Bhd. The auction price was then set at RM705 million and subsequently was reduced thrice as no bids were received.

In April 2011, Sunway Real Estate Investment Trust (SREIT) via its trustee OSK Trustees Bhd announced its intention to purchase the entire Putra Place for RM513.95 million in what was believed to be the largest public auction in Malaysia at that time.

At that time, the mall had an occupancy of over 70%, while about 90% of the office is tenanted and the hotel was operating at 60% month-to-month occupancy.

SREIT was then involved in a series of legal tussles with the previous owner Metroplex, which saw three lawsuits filed against SREIT by Metroplex to stop the transference of ownership, occupancy and management rights of Putra Place.

Metroplex and its holding company as well as another bidder at the public auction and three existing tenants have also instituted legal proceedings, amongst others, challenging the validity of the auction and seeking enforcement of the tenancy agreements with the former owner.

On 20 February 2012, the Federal Court had decided in favour of the trustee and the manager or in some cases, struck out the cases by Metroplex and its holding company.

Sunway REIT Management Sdn Bhd, the manager for SREIT, then proceeded with a major renovation of the property under a RM300 million turnaround exercise which began in May 2013.

The hotel and office components was renovated on a progressive basis and will be slated for completion six to nine months later than the opening of the mall.

The property was then renamed Sunway Putra Place, of which the three components will be known as Sunway Putra Hotel & Serviced Apartments, Sunway Putra Tower and Sunway Putra Mall.

Besides covering renovation works on the existing infrastructure, the mall’s gross floor area was increased by 90,000 sq ft with a new retail extension block housing a 8-screen cineplex and a “Sundrop Diamond” element, which is a transparent gem-like structure claded in colourful glass at the centre of the mall.

The refurbished mall will have a net lettable area of 578,000 sq ft. Its tenant mix is planned to appeal to the mid- to middle-upper income groups, including smaller groups of affluent residents from nearby Bukit Tunku, Damansara Heights and Bangsar.

Overlooking the Putra World Trade Centre (PWTC), the Umno building and the Seri Pacific Hotel (formerly Pan Pacific Kuala Lumpur), the retail mall component provides surrounding visitors, office workers and residents an exciting new place to shop, dine and entertain with its 8 levels of shopping floors.

Sunway Putra Mall comprises 4 signature zones such as the Vanity Hall for women beauty, Market Place for essentials, Selera Street for local and international cuisines and eye-catching Asian Avenue for Asian fashion trends, ICT and street foodies.

Remembering the old days will be easy, especially when the landmark street-like fare “Medan Hang Tuah” in the former The Mall will be restored to its old charm.

Indeed, Sunway Putra Mall will be a new exciting addition to SREIT, which together with Sunway Pyramid, Sunway Carnival in Seberang Jaya, Penang and SunCity Ipoh Hypermarket forms the retail portfolio of one of Malaysia’s largest listed REIT.
